Just like in any other case you should research thoroughly the property – the laws might have changed or the property might be in violation zoning regulations, building and environmental codes, etc.

Don't get fooled by the interest some large investors have in these kind of properties – they have the resources to maintain or fix them – something that the individual investor usually doesn't have.
