If I have tax liens and the homeowner doesn't pay his taxes what happens then?

If the house has a mortgage on it, the mortgage holder will pay the taxes to avoid foreclosure. Otherwise you can foreclose on the property.

About 95% pay their taxes, so this almost never happens.
